Break-In Damage Lock Repair

The shop's aluminum door has a bent meeting stile and the hookbolt is jammed half out. The alarm did its job and the display is untouched, but the entrance will not close properly and opening time is hours away.

In plain words

A failed break-in is still a repair. When a lock holds against a pry bar or a kick, the force goes somewhere: a strike plate bends, screws loosen, the door edge takes a gouge, the deadbolt binds where the bolt met the strike under load. Left alone, that door locks a little worse each week and the next attempt starts from where the first one finished. The visit checks every part that took the strain, replaces what bent, reinforces the strike and hinges with long screws and confirms the bolt throws cleanly again. It is also the moment to add what would have made the attempt pointless from the start.

Sound familiar?

Someone smashed the little window beside the door, reached in and turned the thumb-turn. The lock itself is fine, but there is glass on the mat, a hole in the sidelight and a deadbolt anyone can reach.

How the visit goes

  1. 1

    How the door was attacked

The damage tells the story of the attack, and the story decides the repair. A kick leaves the strike torn out and the jamb split along the grain, often with the deadbolt still thrown and intact. A pry bar leaves a crushed door edge, a bent latch and marks in the weatherstrip gap. A wrench attack twists the cylinder out of its housing and may shear the tailpiece, leaving a bolt stuck in the frame. Broken glass beside the door means the lock was never defeated at all; an arm simply reached the thumb-turn. Each pattern points to a different weak point, so identifying it first keeps the repair aimed at what actually gave way.

  2. 2

Securing the opening for the night

Before anything permanent, the door has to close and lock. Where the slab and frame are sound, a new deadbolt or cylinder goes straight in and the job moves on to reinforcement. Where the jamb is split, a steel repair plate is screwed over the break to hold the wood together and give the strike something to bite, or the strike is boxed and screwed into the stud behind the damage. Where the frame or door is too broken for hardware, plywood is fitted across the opening with cleats from inside, arranged so the household can still get out without a key. You know before the locksmith leaves exactly how the door is being held.

  3. 3

    Watching the repair settle

Wood that has been split and glued back, and screws that have been driven into fresh pilot holes, settle over their first few weeks. Check after a month that the bolt still throws without effort and that the strike and hinge screws are snug, then repeat at each change of season, since humidity swells doors in summer and shrinks them in dry winter air. A door that starts to need a shoulder, or a bolt that begins to catch on the strike lip, is asking for a small adjustment before it becomes a problem. Whatever lubricant and interval that new cylinder's own maker specifies keeps the key turning cleanly.

What affects the quote

  1. 1

    Lock failure or frame failure

Replacing a lock is hardware and fitting time. Rebuilding a strike side with a boxed strike, epoxy and long screws into the stud is carpentry as well, and is quoted as its own line.

  2. 2

    Keys cut

New keys are cut from the fresh pinning and counted separately: enough for each adult, the dog walker and a trusted neighbour, however many you decide you need.

  3. 3

    Method of jamb repair

Bonding a split with epoxy and a repair plate is one line; fitting a new section of wood is another; a full jamb leg through a carpenter is quoted by that trade.

Break-In Damage Lock Repair: questions

Advice · (226) 785-2980

Can a split jamb be repaired, or does it need replacing?

Many can be repaired. A split along the grain is pressed back together, glued with a two-part wood epoxy and held by a steel repair plate or a boxed strike screwed through it into the stud, so the fasteners reinforce the repair as well as the lock. Missing wood is built up with filler or a fitted piece. A jamb that has pulled off the framing along its length or shattered around the pocket is replaced by a carpenter, with the opening secured until then.

Is the lock that was forced still usable?

Sometimes, and the locksmith tests it honestly. A deadbolt that stayed thrown while the frame gave way may be undamaged, though a kick can bend the bolt where it crossed the gap or crack the housing. A cylinder that was twisted, drilled or punched is finished. Reused hardware must operate as smoothly as new with the door open and closed; if it hesitates, it is replaced, because a lock that took a blow tends to fail at the worst moment.

What should I have ready when I call about a break-in?

Whether the police have been called and any occurrence number; whether everyone is safe and the property is empty of intruders; which opening was forced and whether it closes at all; whether the damage is to the lock, the frame, the door or the glass; whether keys, remotes or codes were taken; whether you own, rent or manage the property; and whether there is glass beside the door. Photos on your phone help the locksmith bring the right hardware.

What the census means at the door

52%

Older homes. About 52% of homes in London were built in 1980 or earlier, according to the 2021 Census.

Layers of paint build up on older doors and frames, and a lock that seemed to fail is sometimes a latch glued shut by the last coat. Part of the visit in an older area is freeing hardware, cleaning the edges and checking the door swings true.

49%

A mix of homes. Single-detached houses make up about 49% of homes in London (2021 Census).

In mixed neighbourhoods, a family may move from an apartment to a house or the other way around. A locksmith who knows both kinds of door can rekey the old place for the next occupant and set up the new one on the same visit.
