Panic & Exit Hardware

Someone at the front counter always has to unlock the side door by hand before the lunch rush, because the round doorknob out there was never meant to be an exit for a room this size.

In plain words

Electrified exit hardware adds a layer without changing the basic behaviour of the door: a person inside can still leave under one motion of the hand, every time. A request-to-exit switch tells an access-control panel that the pushpad or crossbar was actuated, usually paired with a door-position contact so the panel can also tell a normal exit from a forced or propped door. Electric latch retraction lets a fire-rated opening behave like a push-pull door for staff, provided it relatches automatically on a fire-alarm signal, since that kind of door never carries a mechanical dogging function. An alarm module sounds when the device is used.

Sound familiar?

The crossbar on the loading-dock door barely returns anymore. Someone has to lean into it with a shoulder, and twice this month it has stuck half-latched, propped by whatever was nearest.

How the visit goes

  1. 1

Is this door part of a pair?

Single doors and pairs get assessed differently from the first look. On a pair, the locksmith checks whether a mullion currently splits the opening, whether a coordinator is already fitted, and whether the leaves close independently or in a set order. This decides whether the project is a straightforward device swap on each leaf or something larger, such as removing a mullion and fitting a compatible replacement latching arrangement to turn two narrow doors into one wide exit. Getting this right at the assessment stage avoids ordering hardware for a single door when the opening is really two leaves working together.

  2. 2

Mounting the device and fitting the strike

Installation follows the device's own template so every hole lands where the manufacturer intended, rather than adapting the door to a device that does not quite fit. Fasteners are chosen to match what the template and the door's own construction call for, and where the device specifies through-fixings, they run all the way through the door rather than biting into the surface alone. The strike is set and reinforced so it holds the latch securely under normal use. The crossbar or touchpad is aligned so it sits at a comfortable height and releases evenly across its width, not only at one end.

  3. 3

A pair of doors that behaves like one exit

Where a pair was involved, both leaves now latch the way that pair's hardware was designed to: some close in a fixed order guided by a coordinator, with an astragal or a compatible vertical-rod arrangement keeping the opening reading as a single wide exit, while others latch independently on their own without needing either. Anyone walking through it day to day should notice nothing except a door that swings, closes and latches without a hand having to guide the second leaf into place.

What affects the quote

  1. 1

    Single door or a pair

A pair of doors that needs ordered closing calls for a coordinator or an astragal, and one being converted into a single wide exit needs a mullion removed and replaced with vertical-rod devices on each leaf, both of which add work beyond a single-door installation.

  2. 2

    Access to the opening

A ground-floor commercial door is straightforward to reach. An opening behind scaffolding, up a stairwell with no elevator, or in a space still under active construction takes longer to work at.

  3. 3

    Door and frame condition

A door that has sagged, a frame that has shifted, or a strike pocket that no longer lines up needs correcting before hardware is fitted, which adds its own line to the quote.

Panic & Exit Hardware: questions

Advice · (226) 785-2980

What should I have ready before the visit?

Knowing the intended use of the room, roughly how many people it holds, whether any doors are already fire-rated, and whether any of them are part of a pair helps the locksmith bring the right devices. If a fire inspector or building official has already given a note about the opening, having that note or its reference number on hand keeps the visit focused on what was actually flagged.

What happens with a pair of doors instead of one?

It depends on the pair. Some latch independently and need nothing extra. Where the hardware calls for a set closing order, a coordinator lets the two leaves close in the right sequence, letting the active leaf's device seat properly into a strike carried on the inactive leaf, or into an astragal. Alternatively, the centre mullion can be removed and a vertical-rod device fitted to each leaf, turning the pair into one wide exit. Whichever applies, both leaves are tested working together, not one at a time.

How often does this hardware need to be checked?

Fire door assemblies, including their exit hardware, are inspected and tested on a set schedule, and it is practical to check any exit device on the same rhythm even where the door is not fire-rated. A brief check for a stiff crossbar, a latch that no longer seats fully, or a strike that has drifted is enough to catch most wear before it becomes a callout.

What the census means at the door

52%

Older homes. About 52% of homes in London were built in 1980 or earlier, according to the 2021 Census.

Layers of paint build up on older doors and frames, and a lock that seemed to fail is sometimes a latch glued shut by the last coat. Part of the visit in an older area is freeing hardware, cleaning the edges and checking the door swings true.

49%

A mix of homes. Single-detached houses make up about 49% of homes in London (2021 Census).

In mixed neighbourhoods, a family may move from an apartment to a house or the other way around. A locksmith who knows both kinds of door can rekey the old place for the next occupant and set up the new one on the same visit.
